Nice hotel but over priced
The hotel was very nice with very friendly staff. The views of the lake were lovely. We paid extra for a deluxe room and although it had a view of the lake, we felt the room was a bit tired looking. Our 'deal' included an evening meal on the first night and normally we would have paid for the next night but at 60 pp it was very overpriced especially for choices like pate and prawn cocktail. Also you had to pay extra at breakfast for things like avocado with egg and eggs benedict etc. These items should be included.
Birthday celebration spoiler
The hotel is set in a beautiful area, with amazing vistas. The staff were very friendly and helpful, however the hotel is somewhat dated and in need of refurbishment.
The restaurant was a disappointment,we'd booked for a my wife's birthday celebration, but after the first dinner we decided to eat elsewhere, nicely presented food but with very little flavour, and carpaccio that had actually been cooked,(defrosted in a microwave)?
Room was not serviced during our 3 day stay, complimentary bottle of prosecco was not left in the room as specified.
Unfortunately too many things spoilt our stay in what could be an amazing location.
Tired but beautiful location
The hotel is situated on the side of Ullswater. The grounds are beautiful but the restaurant and rooms are very old fashioned and in need of updating. The restaurant lacks atmosphere because the food was good. Rooms are large but again need updating. The staff were very attentive and friendly. I would recommend if you don t mind traditional elegance.

Excellent location. Rooms need refreshing. Based on stiff competition at other hotels needs some attention to draw us to consider rebooking

Nice location, friendly staff, good breakfast, room needs some TLC and cleaning
We had a lovely stay at Leeming House. We were here for 2 nights and stayed in a standard double bedroom. The bed itself was massive and very comfortable, both sleeping very well. The staff were very friendly and helpful in all aspects. We had dinner one evening and albeit it was tasty, I do not think the prices reflect the quality of the food, especially 15 for an egg and three pieces of asparagus.
The building is gorgeous and offers a tranquil setting on the lake with stunning views over the hills, set in an area of peacefulness and beauty to die for. Main cause for concern is the room s cleanliness. We found that, albeit the room is old and that adds character, it was very dusty and there were several cobwebs above the curtains that could have been seen and removed. Overall, we had a very pleasant stay and it is in a great location. Great for couples and a peaceful getaway, within driving distance of good walks on your doorstep and Centre Parcs.
We will be back
An enjoyable stay with lovely staff and we would return in the future. However, there are some comments regarding our room that I would wish to mention. The majority of rooms had a balcony or outside space with a lake and mountain view. Our room had a view of the car park. The room was a good size. It was obviously meant for disabled people with two red cords in the bathroom and one over the bed, and additional handles and bar supports. There was a locked adjoining room. From this adjoining room we could here the occupant speaking quite clearly. He was on his phone until after midnight when we were trying to sleep, and again we could hear almost every word. Poor sound proofing !!
